The project forms part of a wider collaborative initiative involving both local and national partners, including Gateshead Council and Homes England, aimed at addressing homelessness through the provision of high-quality, long-term accommodation. This scheme represents one of two developments, together delivering 34 purpose-built homes for individuals who are either at risk of homelessness or have previously experienced it.
Prospect Place, a 20-unit development located in Pelaw, has been carefully positioned to maximise accessibility and connectivity. Situated within close proximity to Pelaw Metro station and a range of local services and amenities, the site offers residents convenient links to employment opportunities, healthcare, and community resources – key factors in supporting independent living and long-term stability.
From the outset, Architects Group worked in close partnership with Tyne Housing to establish a clear and robust project brief. This collaborative approach ensured that the design was both responsive to operational requirements and aligned with the overarching goals of the project. The architectural concept draws inspiration from the traditional Tyneside flat typology, reinterpreting this familiar vernacular to provide each resident with their own front door – promoting autonomy and a sense of ownership – while maintaining efficient use of space and high standards of safety and security.

The development has been designed with careful consideration of its surrounding context. Material selection, scale, and proportions have been informed by the character of the adjacent streetscape, allowing the building to integrate seamlessly into the existing urban fabric. The use of robust, high-quality materials not only ensures longevity and ease of maintenance but also reinforces the perception of permanence and value. Complementary landscaping and extensive planting further enhance the setting, softening the built form and contributing to a welcoming, residential environment.
A key feature of the scheme is the inclusion of a central courtyard, conceived as a calm and restorative space for both residents and staff. Throughout the design process, the needs and experiences of future residents remained central to decision-making. Every aspect of the scheme was carefully considered to create an environment that is not only functional but also supportive, inclusive, and respectful.
The site itself presented a number of technical challenges, most notably in relation to ground conditions and slope stability. These complexities were successfully addressed through close collaboration with structural and civil engineering teams, whose innovative and pragmatic solutions ensured that the design intent could be realised. Their expertise was instrumental in enabling the successful delivery of the project.
In its completed form, Prospect Place stands as a considered and contextually sensitive response to a pressing social need, demonstrating how thoughtful design, underpinned by strong partnerships, can contribute meaningfully to tackling homelessness and supporting sustainable, independent living.
